Step 1: Core Aeration
Core aeration should come first, before seeding. An aerator pulls small plugs of soil from the lawn, creating thousands of small openings in the turf surface. These openings do two things simultaneously: they relieve soil compaction that has built up over summer, and they create pockets of exposed soil where seed can make direct soil contact and germinate.

Check thatch depth by cutting a small plug of turf and measuring the brown layer between the green blades and the soil surface. If it's more than half an inch, power raking or vertical cutting before aeration will significantly improve your results.
Step 4: Select the Right Seed

Days 14 through 28: As seedlings emerge and establish, transition to less frequent but deeper watering — once daily in the early morning, wetting to 1 to 1.5 inches.
After 4 weeks: Transition to a normal mature-lawn watering schedule — deep and infrequent, 1 to 1.5 inches per week.
